Terms & Conditions
These Terms & Conditions govern the contractual relationship between O House Ericeira Hills and any individual or entity ("Guest") who books one of our Art Retreat packages.
Retreat Timing (varies package to package)
6 nights / 5 days
4 nights / 3 days
By making a reservation, the Guest agrees to be bound by these Terms & Conditions.
1. DEFINITIONS
Retreat: A program including accommodation and activities.
Reservation: The process by which the Guest requests and confirms participation in the Retreat.
Guest: Any natural person or legal entity booking the Retreat.
Contract: This set of Terms & Conditions, the waiver, and any additional communications or attachments that form part of the agreement.
Initial deposit: The 25% deposit that is required upon booking.
2. RESERVATION
2.1. Reservation Process:
Reservations can be made via email or phone.
The reservation is considered binding once the Guest pays the initial deposit.
2.2. Third-Party Reservations:
If a reservation is made on behalf of others, the person booking guarantees that they are authorized to do so and is responsible for all payments and obligations arising from the booking.
3. GUEST OBLIGATIONS
3.1. Documentation:
The Guest must have all necessary personal documentation required to participate in the Retreat (A passport or residence ID is required).
The Guest must complete the waiver and photo release form to participate in the retreat.
3.2. Travel Insurance Recommendation:
We recommend that the Guest obtains travel insurance to cover any incident that may occur during the Retreat.
3.3. Compliance with House Rules:
The Guest agrees to adhere to the internal house rules and respect the guidance provided by our staff during scheduled activities.
4. BOOKING & DEPOSIT
A 25% deposit (paid upon booking) is required to reserve your spot.
Your deposit is fully refundable for 30 days after booking, provided your retreat start date is more than 90 days away.
After 30 days from booking, the deposit becomes non-refundable.
If you book within 90 days of the retreat, the deposit is non-refundable immediately.
5. PRICE & PAYMENT TERMS
5.1. Retreat Pricing:
The total price will be clearly stated during the booking process.
The price includes accommodation, art workshops, experiences, airport transfers, meals, and any additional services specified in the offer.
5.2. Standard Payment Option:
A deposit of 25% of the total price is required at the time of booking.
The remaining balance is due 60 days before the start of the Retreat.
For reservations made less than 60 days in advance, full payment is required at the time of booking.
5.3 Payment Plan Option:
The total price may be paid in four installments.
The initial deposit of 25% of the total price is required at the time of booking.
A second deposit of 25% is required 120 days before the start of the Retreat.
A third deposit of 25% is required 90 days before the start of the Retreat.
A fourth deposit of 25% is required 45 days before the start of the Retreat.
Using a payment plan does not change the cancellation rules.
5.4. Late Payment:
Late payments may incur administrative fees. Failure to complete the payment within the specified time frame may result in the automatic cancellation of the reservation.
If an installment fails and is not resolved within 7 days, your spot may be cancelled under standard cancellation policy.
6. CANCELLATION & MODIFICATION POLICY
6.1. Guest Cancellation:
Cancellation requests must be submitted in writing to info@beachhouseouteirinho.com, including relevant Guest details.
Refund Schedule:
Cancellation more than 90 days before the Retreat:
A full refund of all payment except the deposit (if outside the 30-day refundable window).
The deposit may be converted to a future retreat credit (valid 12 months), subject to availability.
Cancellation between 60 and 30 days before the Retreat:
You will receive a refund for 50% of the total retreat price.
The remaining 50% may be converted into a retreat credit (valid 12 months) only if we fill your spot.
Cancellation 30-59 days before the Retreat:
You will receive a refund of 25% of the total retreat price.
The remaining 75% may be converted into a retreat credit (valid 12 months) only if we are able to fill your spot.
Cancellations less than 30 days before the Retreat:
No refund will be issued.
If we fill your spot, we will issue a 50-75% credit toward a future retreat.
6.2 Extraordinary Circumstances (EU PTD-Aligned)
If unavoidable and extraordinary circumstances affect travel or retreat operations, you may choose:
A full refund, or
A retreat voucher valid for 12 months.
6.3. Cancellation by O House:
O House reserves the right to cancel or modify the Retreat due to unforeseen circumstances or events beyond our control.
If O House must cancel:
Guests receive a full refund or free transfer to a future retreat date.
O House is not responsible for airfare, transportation, or external costs.
Refunds will be issued within 14 days.
7. TRANSFER OF RESERVATION
The Guest may transfer their reservation to another person up to 5 days before the retreat, at no charge.
8. RETREAT CREDITS AND VOUCHERS
Credits are valid for 12 months.
Credits are transferable.
Credits are not redeemable for cash unless required by law.
9. WHAT’S INCLUDED / NOT INCLUDED
Details vary by retreat; see individual retreat page.
Travel insurance and flights are not included.
10. FORCE MAJEURE
Neither O House nor the Guest shall be held liable for any failure or delay in performance due to causes beyond their reasonable control, such as natural disasters, government actions, or other unforeseeable events.
In the event of such circumstances, O House will endeavor to offer reasonable alternatives or refund the amounts paid, less any costs incurred.
11. LIABILITY
O House is committed to providing professional and diligent services; however, we shall not be liable for any damages or losses arising from events beyond our control or due to third-party service providers.
The Guest is responsible for their personal belongings and must follow all safety recommendations and instructions during the Retreat.
12. DATA PROTECTION
Any personal data collected during the booking process will be processed in accordance with applicable data protection laws and used solely for the management of the Retreat.

13. GOVERNING LAW & JURISDICTION
This Agreement shall be governed by and construed in accordance with the laws of Portugal
Any disputes arising from or in connection with this Agreement, including but not limited to issues regarding bookings, activities, and services provided, shall be subject to the exclusive jurisdiction of the competent courts located in Portugal.
